PBA has created a proposal to transform post-industrial areas into city block developments. The area is located at the site of the former district center, next to the train station and public transportation. The district has ambitions to create an open city structure that connects traditional forms of residence with contemporary technological possibilities. Multifunctional development that combines population density with the adaptation of buildings to climate conditions, functional changes, and social participation. The diversity of functions (housing, work, services, recreation) aims to generate a synergistic effect that seeks to create a neighboring community. Carefully designed spaces between buildings foster this environment. The modular structure of the development allows for functional changes tailored to evolving needs and possibilities. A diversification of functions is planned both vertically and horizontally. Ground floor zones as service spaces, vibrant and lively, activate and invigorate the public areas between buildings. Above, workspaces are located, followed by residences. The variety of spaces allows different professional, social, and age groups to utilize them.
The architecture is adapted to the possibilities of prefabrication. In terms of environmental actions, efforts are made to preserve and expand the existing high greenery structure and to introduce new green arrangements on the premises and on the rooftops of buildings. Greenery on the roofs increases the retention capacity of rainwater and provides open recreational areas for users and residents.
